This Sustainable Mixed-Use Community Adds Luxury to Westchester

Edge-on-Hudson — the massive $1 billion, 70-acre undertaking in Sleepy Hollow — has already made a name for itself with some of the most luxurious townhomes and community conveniences of recent Westchester construction. Now, the project’s rental community is about to follow through on some of its most alluring promises.

Late last month, international real estate firm Hines commemorated the final beam being laid in a “topping off” ceremony for NorthLight at Edge-on-Hudson. Once completed, the project will add one- and two-bedroom and studio rentals to Edge-on-Hudson, in a mixed-use development that will also house some of the community’s long-promised retail spaces.

The 246-unit NorthLight at Edge-on Hudson apartment community will be situated on a coveted parcel proximate to an extraordinary range of recreational parks, trails, and historic sites as well as myriad shopping, dining and entertainment options.

Apartments at NorthLight will range from 565 to 1,406 square feet and sport sleek finishes in line with the rest of Edge-on-Hudson’s modern aesthetic. The community will also include a 17,000-square-foot courtyard complete with swimming pool, fitness deck, outdoor kitchens, fire pits and lounge areas, and plenty of greenery. Two penthouse terraces and a roof deck are also planned, along with bicycle parking, climate-controlled storage, and a pet spa.

The project will add 246 rental units in total, along with 427 resident parking spaces in a partially enclosed garage, but still aims to be a sustainable facility that reduces its environmental impact. Overlooking the Hudson River, the NorthLight building itself will be one of the first rental communities in the county with a solar roof, and is aiming for FitWel and, at minimum, LEED Silver certification while providing electric vehicle charging stations at up to 15 percent of its available parking spaces.

“There is no rental experience like NorthLight within miles of the site,” says Lily Ackerman, Director of Hines. “The waterfront location will give residents a sophisticated rental option while the well-appointed apartment homes and resort-like amenity offerings will come together to bring this community to life.” Located just half a mile from the Sleepy Hollow Metro-North station, the Edge-on-Hudson has bet heavily on a commuter market, especially as residents continue to flee the crowds of New York City.

Leasing at NorthLight at Edge-on-Hudson is expected to begin in first quarter 2022, with a targeted completion date in the third quarter.
