New Development Dawns as Sun Homes Launches Sales of Two Dozen Townhouses in Sleepy Hollow

Construction crews have finished another phase of a townhouse community in Sleepy Hollow, New York, and the property’s developer said the units are now for sale.

There are 28 units available within Phase II of One Kingsland, which sits inside a master-planned community called Edge-on-Hudson, said developer Sun Homes. The units feature three or four bedrooms. The three-bedroom units start at $1.6 million, but Sun Homes didn’t disclose pricing for the four-bedroom spaces. The homes will range from 2,955- to 3,833 square feet.

The Kingsland homes hit the market six months after Sun Homes built and launched an initial batch of 28 townhouses on the same property. The units from Phase I sold out in five months, Sun Homes said. The units likely went fast because residents liked the “scenic waterfront location, exceptional amenities [and] proximity to two Metro-North stations,” Peter Chavkin, managing partner at Sun Homes, said in a statement.

“The success of the first wave of townhouses at One Kingsland demonstrated that these homes resonate with modern lifestyles,” Chavkin said. “This next release promises to meet the same high standard that enabled the first phase to resonate so strongly with buyers today.”

Sleepy Hollow is a former Dutch mill town that has morphed into a small-yet-quiet suburb of New York City. The northern part of town has mostly ranch-style homes on grassy lots with mature trees, but developers have been building luxury condos near the Hudson River.

Sleepy Hollow’s local economy is powered by small businesses and tourism. Americans flock to the area, mostly in the fall, to hear tales of Ichabod Crane from author Washington Irving’s “Legend of Sleepy Hollow.” The mascot for the local high school is the Headless Horseman.

The townhouses arrive at a time when local real estate agents say Westchester County is experiencing intense competition for a limited supply of housing.

Phase I of One Kingsland featured four-bedroom units inside a four-story structure on 2.9 acres that once held a General Motors plant.

Phase II is another four-story building on 1.8 acres. The top of the structure has a rooftop terrace where residents can see the Hudson River and Sleepy Hollow Lighthouse. The building amenities include a clubhouse with a 2,000-square-foot fitness center and a 75-foot outdoor pool.

Each unit comes with 10-foot ceilings, hardwood flooring and two-car garages. Some units will also have balconies.
