Pull up a chair and stay awhile—behemoth online furniture retailer Wayfair will open its first New York brick-and-mortar store in early 2027. The Yonkers location will span approximately 114,000 square feet and offer 19 departments to wander, filled to the rafters with furniture, decor, and more. This is a huge boost for Ridge Hill, still smarting over losing key anchor stores including REI and Lord & Taylor.

Development News
Here’s a smart real estate move—more waterfront homes are coming to the Rivertowns. The master developers of Edge-On-Hudson announced the sales launch for One Kingsland, the final neighborhood of townhomes in Sleepy Hollow. Westchester’s demand has far outpaced supply for mixed-use, transit-oriented communities, making these new residences a slam dunk. Designed and built by Sun Homes, the townhomes are expected to sell quickly, with availability of the first wave of townhomes just released. The launch of One Kingsland marks the latest in a series of milestones at Edge-on-Hudson, which recently celebrated the opening of the first retail location within the community, DeCicco & Sons Sleepy Hollow. The stunning 50,000-square-foot market includes a second level bar and restaurant with outdoor seating. In addition, a new fishing and strolling pier were unveiled this summer at Sleepy Hollow RiverWalk.
The Project MOVER e-bike program got rolling this summer in the Villages of Tarrytown and Sleepy Hollow, after a successful pilot season in the Village of Ossining in 2024. This season, 300 more electric bikes will hit the road in a phased launch across the Village of Ossining, Town of Ossining, Croton-on-Hudson, Tarrytown, Sleepy Hollow, and Dobbs Ferry—making it easier than ever for residents and visitors to access safe, sustainable transportation options. Project MOVER is part of a broader regional effort to increase access to clean mobility options and support New York State’s climate goals. Supported by the New York State Energy Research & Development Authority (NYSERDA) through the New York Clean Transportation Prize initiative, the system aims to reduce car trips, improve local air quality, and provide a fun and healthy way to get around.

In a big potential win for neighborhood diversity, the Village of Dobbs Ferry and Kearney Realty & Development Group announced a partnership that aims to develop three Village-owned lots into much-needed mixed-income housing stock. The plan is to transform two vacant lots on Cedar Street and a parking lot at 99 Cedar Street into reasonably priced homes, to create more housing opportunities for workers such as teachers, nurses, and municipal staff, as well as seniors and young professionals, while maintaining public parking at or near current levels. Sale of the lots to the developer and development of the sites will only proceed once an environmental review required by the State Environmental Quality Review Act is completed and the project receives all required land use approvals. Units would be available to households based on income levels tied to a range of percentages of the Area Median Income (AMI), targeting new residents who would help Dobbs Ferry thrive but can’t find local housing within their budget. (Housing is considered affordable when it costs no more than 30% of a household’s income.) With all that said, the final unit mix for the project and range of AMI eligibility has yet to be determined.
